Why does the prepayment penalty matter so much?

Most people break their mortgage before the term ends. The penalty depends on how the lender calculates it: 'posted-rate' lenders (like the big banks) can charge many thousands more than 'fair-penalty' lenders for the exact same mortgage. The gap is shown for your numbers, and each lender is flagged by its method.
