What this service is (and is not)

This is an educational lender-match tool offered by Jordan Avery, Mortgage Agent (Level 2), Licence M23999999 · Maple Key Mortgages Inc., FSRA Brokerage Licence 13999, and operated on the brokerage's behalf by LenderSearch (a Prometheus Labs service). It asks you a few questions and shows which mortgage lenders you may be a fit for, along with plain-language explanations and estimates. The tool's output is general information only.

The tool's output is not mortgage advice. Personalized mortgage advice (and the arranging of any mortgage) comes from Maple Key Mortgages Inc. and its licensed professionals, not from the software. LenderSearch (the software operator) is not a mortgage brokerage, lender, or advisor, does not arrange or recommend mortgages, and is paid a flat software fee by the brokerage: never by lenders and never per lead or per deal. Nothing produced by the tool is an offer of credit or a promise of a rate.

Free to use

The questionnaire, calculators, guides, every lender match, and the full emailed report are free for you. Maple Key Mortgages Inc. licenses the tool; as the request form states, requesting your emailed report also delivers your report and contact details to Jordan Avery so they can follow up and help.

No guarantee of approval, rates, or figures

Everything shown is an estimate based on the answers you give and on lender criteria, rates, and rules that change often and cannot be guaranteed complete or current. Being listed does not mean you will be approved or offered a given rate, and not being listed does not mean you cannot get a mortgage. All numbers (payments, penalties, premiums, and costs) are illustrations, not quotes. Always confirm with the lender or with Jordan Avery before you rely on anything here.

Accuracy and liability

The lender database is curated and continuously maintained, but no guarantee is made that it is complete or up to date at all times. To the fullest extent permitted by law, LenderSearch and Prometheus Labs are not liable for any loss arising from your use of this tool or from acting on its output without first getting advice from a licensed mortgage professional and confirming with the lender. Advice given to you by Maple Key Mortgages Inc. is governed by its own professional obligations, not these terms.

Governing law

These terms are governed by the laws of the Province of Ontario and the laws of Canada that apply there.
